Organizing Chats After Jeonse Fraud, Only Your Own Chats in Date Order
When you are worried about a jeonse (lump-sum deposit lease) loss, chat records are easy to scatter. This page covers a general way to organize only conversations you took part in yourself. It does not cover whether you count as a victim or any relief procedures.
Not legal advice. This page is general information. Whether a court admits or relies on a chat is for the court; convokeep does not promise admission or any outcome. What is needed differs by case, so check with a lawyer or the Korea Legal Aid Corporation (☎132).
Which chats should I collect?
Conversations in which you were a party: KakaoTalk chats and texts with the broker, the landlord or the building manager. Do not collect chats between other people, or records obtained by getting into someone else's device.
In what order should I organize them?
It is easiest to read if you line up dates in this order: inquiries before the contract, drafting the contract, the balance payment, moving in, and after problems began. Export each chat room and keep it as the original, then choose a date range and make a PDF. For several chat rooms, make a separate PDF for each room and write down a list.
What about the contract and bank records?
The contract, transfer records and property-register check materials are separate documents from chat records. Do not merge them into the chat PDF; keep the original of each. Check with the consultation body which documents you need.
Where can I get advice?
The Korea Legal Aid Corporation (☎132) can give you legal consultation guidance. Support systems for jeonse fraud victims are set out in laws such as the Special Act on Support for Victims of Jeonse Fraud and Housing Stability (we confirmed only the name of the act in the Ministry of Land, Infrastructure and Transport's list of laws and did not read its text). Check the current requirements with the responsible agency.
What does a hash show?
That the exported file has not changed since. It cannot show whether the broker or landlord deleted anything. Read more.
Will organizing change the outcome?
We cannot promise that having an organized PDF changes the outcome. Get advice from an agency first.

No chat or attachment is uploaded: the file is read in your browser. To check later that a file is unchanged, use the hash checker.
