WhatsApp Messages in Landlord-Tenant Disputes

Landlord and tenant disputes often turn on who said what and when. This page covers how to preserve and organise your own messages. Rules differ by country, state and court, so it stays general.

Not legal advice. This page is general information. Whether a court admits or relies on a chat is for the court; convokeep does not promise admission or any outcome. Ask a qualified lawyer about your case.

Which messages should I keep?

Messages you sent or received as a party: repair requests, notices, rent or deposit talk, agreements to dates. Keep the whole thread rather than selected lines, and keep other documents (tenancy agreement, receipts, photos) separately.

How do I save them properly?

Export the chat from your phone and keep the original file untouched. A dated PDF is easier to read than screenshots. See export steps and screenshots vs export.

Are messages accepted as evidence?

That is for the court or tribunal. In the US, Federal Rule of Evidence 901(a) asks the party offering an item to produce evidence sufficient to support a finding that it is what they say it is, and gives examples such as a witness with knowledge and distinctive characteristics (opened 2026-10-29). State courts have their own rules. In England and Wales, small claims are handled under CPR Part 27, covered in our small claims page. We cannot say what a particular judge will accept.

What do landlord and tenant advice services say?

Contact a local tenant advice service or lawyer. In England, Shelter and Citizens Advice are common starting points; in the US, local legal aid and state tenant resources vary. We did not open those sites in this check.

What should I avoid?

Do not edit messages, and do not read someone else's phone or account. Do not post private messages publicly.

Does a hash help?

A SHA-256 recorded at export shows the file is unchanged since then. It does not show nothing was deleted before the export. See what a hash proves.

Ready to try it?

Drop your exported chat file on the convokeep app for a free preview. The first 3 pages are free (watermarked, no integrity page); saving the full PDF is a one-time paid feature. No chat or attachment is uploaded: the file is read in your browser. To check later that a file is unchanged, use the hash checker.
